Buying A Home - Timelines To Consider

You found your dream home and drafted an offer – congratulations!  Before you sign, some timing tips:

Due diligence takes longer than you think.  Lenders may take weeks to assess you.  Natural disasters affect insurers’ time lines, even at a distance.  Investigating strata disclosure requires significant time.

Professionals

The fifteenth, first, and last of the month are popular completion dates; you will compete for services on those days.  Movers may be fully booked months in advance. Home inspectors are equally busy.  Lawyers require information from lenders and realtors before they start work.  Receiving adjustment details can take weeks when volumes are high.

Closing Cash

Withdrawing investments takes several business days.  A certified cheque necessitates a visit to your bank.   Funds withdrawn under the RRSP Home Buyers Plan should be deposited 90 or more days prior.
